James Santer
Director

James is a highly experienced and accomplished architect who brings extensive international exposure to the practice. He worked in Germany and Switzerland before joining AHMM in 2001 as a Part II Architectural Assistant. Since then, he has been promoted to Associate in 2008 and Director in 2021, a testament to his skills and leadership abilities. 

James's successful portfolio spans a diverse range of sectors including commercial, residential, healthcare, education and the arts. He has led teams on high-profile developments such as the Tea Building in Shoreditch, Weston Street apartments in Bermondsey and the Saatchi Gallery in Kensington, together with multiple masterplanning projects and several concept proposals in the Middle East. Currently, he is driving the Elizabeth House development, a transformative office-led mixed use project adjacent to Waterloo Station. 

James has also been instrumental in establishing AHMM's sustainability working group, which promotes low-carbon design throughout the practice. Furthermore, he was a registered PassivHaus designer until 2020, demonstrating his commitment to environmentally conscious architecture.  

In addition to his extensive experience at AHMM, James has served as an external examiner and taught at renowned universities such as the Bartlett School of Architecture.
