This redevelopment of the Apollo Business Centre in Lewisham provides an opportunity to explore and address the challenges of London's housing demands in growth areas, in this case an industrial neighbourhood on the edge of the established residential community of Surrey Quays. 

To address the challenge of a constrained site between railway lines, the design employs a bow-tie shaped plan to accommodate a compact mixed-use development. The proposal extends employment uses on site, doubling the amount of light industrial workspace, combined with a vibrant mix of affordable social, shared ownership and student housing, alongside new public amenity spaces. Improvements to the public realm include widening the pavement on Surrey Canal Road and redesigning a key road junction to prioritise pedestrian and cycle routes. 

The proposal aims to establish an inclusive, all-hours economy and provide a robust residential asset capable of long-term adaptability. Generous spaces that provide long-term flexibility of use, paired with an ambition for lean construction, should ensure that the carbon emissions of the project will be significantly reduced during construction and over the lifetime of the building.
