On a constrained urban site with good access to public transport, 227 Wood Lane provides 60 dual-aspect one-bedroom homes, a raised garden, and the new headquarters for Women's Pioneer Homes (WPH), an innovative joint venture between Woman's Pioneer Housing Association and HUB.
The affordable housing is cross funded by 209 co-living studios, including a cafe and co-working area open to the wider community on the ground floor. The scheme will create two distinct buildings, with a genuine mix of uses, that respond to the triangular shape of the site. The co-living accommodation is housed in a 17-storey building with a sculpted buff brick frame and an articulated crown at the top surrounded by a roof terrace. Whilst the WPH building is an 8-storey building with generous balcony spaces and a shared communal terrace. Additional shared private residential amenity is located on levels seven and sixteen of the co-living building, including a shared kitchen and dining facilities, lounge areas and a games room.
A new accessible route will be created through the site complementing and visually extending the existing adjacent open spaces with a new courtyard created between the wings providing external amenity for the residents and local community.
The project demonstrates how inner-city sites can support increased density and a genuine mix of uses, including alternative forms of housing, as well as deliver strong urban outcomes in terms of permeability and active frontage.
