The proposals for the redevelopment above West One Shopping Centre retain approximately 60% of the existing building’s concrete structure. The top four floors will be replaced with six new floors delivering 94,000 square feet of highly sustainable and flexible office space, almost double the existing office provision.
There is an extensive network of underground infrastructure below the site which significantly constrains opportunities for new structural foundations, requiring a very careful load-balancing approach where the concrete structure on the upper floors will be replaced with a lightweight steel frame
A new façade employs a language of vertical bays derived from the existing structural grid to the upper floors, which open up to provide views across the city from the upper floors. A robust material palette of glazed orange terracotta provide a strong identity to the site clearly referencing the 19th century commercial buildings of Mayfair.
The existing retail located on the lower floors will be retained with new retail shop fronts and Underground entrance replacing the existing cluttered facades which failed to reflect the importance and prominence of the location and its function as a key transport interchange.
One key aim of the West One redevelopment is to provide an exemplary design which achieves the highest sustainability targets. As well as BREEAM Outstanding, the scheme is also being designed to meet NABERS 5* and WELL enabled.
