The proposal for the new Development House will replace the tired and almost empty existing building with a new 100,000sqft ten storey building of office with retail at ground floor that will active the frontage along Leonard Street and Circus.

The new mass will reinstate the historical diamond shape of Leonard Square (now known as ‘The Circus’), holding the shoulder line of the surrounding buildings and raising toward the corner to highlight the importance of the circus as node for the local area.

Designed as a 21st century warehouse, the building takes inspiration from the strong industrial heritage that exists in this part of Hackney, developing the warehouse typology into an elegant green glazed based building enriched by the articulation of brick bonds, patterns and colours of its facades.
