330 Gray’s Inn Road is a mixed-use masterplan of five buildings, gathered around two courtyards, on the site of the former Royal National Throat, Nose and Ear Hospital in the King’s Cross area of central London.

The masterplan includes a new hotel, office space, mixed tenure residential units, and public space creating new public routes through the site.

The 182 room hotel will incorporate the original 1870s hospital building, repurposing it as a flexible public event and dining space, with a ground floor café and reception entrance to the hotel.

A new seven story office building will provide several floors of flexible office space for a variety of tenants, with two floors of specialised laboratory-enabled space fit for knowledge quarter uses.

To the east of the site, adjacent to the railway, a pair of residential buildings will provide 72 new homes, including 28 new affordable housing units either side of a shared common residential garden space.

The hard-landscaped public courtyard at the bend of Wicklow Street, designed in collaboration with EAST and paved with re-used materials, will provide a new public space and a quiet pedestrian route from King’s Cross towards Mount Pleasant.
