Quadrant 4 transforms a 1930s Art Deco Hotel Building off Piccadilly Circus into 48 luxury apartments. The scheme includes the renovation of the existing street facing façades and remodelling of the top five floors of the nine storey building. It also introduces retail frontages along Brewer Street and a distinctive new residential entrance and reception on Sherwood Street. The existing central lightwell – wrapped and brought into use – is traversed by a series of bridges, which, in eliminating the need for perimeter corridors, increase the number of through and dual aspect apartments. This driving idea of promenade, focused here on the lightwell bridges, is part of an evolving typology explored in numerous projects over the years as well as a nod to the rope walk of the historic Albany apartment building in nearby Mayfair. The ground floor mix of new retail spaces and existing gym (which remained in-use during the entire construction period) are sensitively arranged to accommodate the new passenger lift core and upgrade the public realm.
