240 Blackfriars Road is a major development composed of two distinct components seeking to define the skyline at a pivotal junction of road, rail and river. The site is sliced in two to create a large commercial parallelogram and a small residential trapezoid in plan. The parallelogram is extruded up 90 metres (20 storeys) to form a sharp-edged crystalline volume, which is then cut away to respond to context: to the south to minimise the impact to Ludgate House; diagonally to the north to orientate the building towards the river and city; at street level to add generosity to the public realm; and across the roof to create a reflective triple-height ‘sky-room’. In contrast, the dark masonry trapezoid is extruded up six levels and then carved away to create loggias, terraces and gardens for its ten residential apartments. Completed in the spring of 2014, the project provides over 220,000 square feet of high performance office space, animated by ground-level retail units. Media and publishing company UBM has already taken 105,000 square feet as its UK headquarters.

240 Blackfriars for Great Portland Estates reached practical completion this week. Composed of a commercial 20-storey crystalline volume and a smaller six-storey masonry residential block, the scheme defines the skyline at a pivotal junction of road, rail and river. With 225,000 square feet of high-performance workspace above ground-level retail units and a new public realm at the south end of Blackfriars Bridge, it will be a hive of activity once tenants move in next month. 240 Blackfriars celebrated reaching its highest point last week. Designed for Great Portland Estates and located at the south end of Blackfriars Bridge, the project will provide over 220,000 square feet of high performance office space from 2014.

Our office and housing project in Blackfriars starts on site this month for Great Portland Estates. The project at the South end of Blackfriars Bridge is made up of 223,383sq.ft. of office space in a 20 storey crystalline form, 4,822sq.ft. of retail space and 8,795sq.ft. of residential space in private apartments in an adjacent building.

The top nine floors have already been let to UBM plc, the media and communications owner of Property Week, who will take a fifteen year lease for each floor.

Blackfriars Receives Planning Permission

Blackfriars, an office and housing project on the South end of Blackfriars Bridge received planning at a committee meeting last evening, Tuesday 22nd March.

The crystalline form of this 17,600m² office building will be wrapped in a fluid pinstripe glass skin. At 89 metres tall and 20 storeys, this simple extruded parallelogram has then been cut away in three planes: to the north to create a façade to the river, to the base to create an increased public realm, and to the roof to create a sky room.

Retail units at the base animate the enlarged street and a new residential building is to be located to the south of the site.
