  • Clients: The Collective

Taxi House is a mixed-use scheme situated on the Grand Union Canal, occupying the site of the former London Taxi Drivers’ Association headquarters. The new development for The Collective is made up of a family volumes of varying scale, ranging in height from three to 12 storeys. The scheme will deliver 300 co-living rooms with a variety of residents’ amenities at ground and lower ground levels, including a wellness facility, restaurant and café spaces, cinema and informal breakout spaces. Key to the scheme is the 1100sqm of workspace designed for SMEs, small start-up businesses and craftspeople, with 20% of the space at affordable levels dedicated to creative industries and community-led projects. Taxi House also includes a performance space which will be available for use by local community groups including the neighbouring Paddington Arts School. A new public realm will be created, spanning from the entrance of the site to the waterfront. The split-level space will be activated by a retail unit and lobby space at the upper street level, and a café and performance space at canal level, where a new piazza adjacent to the Grand Union Canal enables public access to this part of the waterside for the first time.
