Located in the Falmouth Conservation Area, The Fitzroy, a new seafront scheme for Pegasus Life, replaces the former Madeira Hotel with a five storey residential building which aims to set new standards for the quality of retirement housing in the region. The scheme consists of 34 modern apartments with communal facilities and gardens. The building plan evolved from the early concept of deep plan, dual aspect, balcony accessed apartments maximising the sea views and available frontages. A hybrid cross-laminated timber structure allows for a slimmer floor build-up compared to concrete or steel, resulting in maximised floor to ceiling heights but with a lower overall building height. The expression of three gables echoes the neighbouring buildings, and facade proportions are regular and punched to reflect the Grade II listed hotel that it faces. Offset balconies which provide double height space above also give shading to the apartments below. The material palette has been chosen to reflect the location and enhance the conservation area, with off-white render taking its cue from the grand stucco clad hotels along the seafront. The natural slate roofing and accentuated dormer windows underline the historic setting, complemented by crisp contemporary detailing.
