2 New Bailey Square is an inventive workplace building for English Cities Fund and MUSE. The building will provide flexible working environments full of character; referencing the spirit of Salford’s industry and the site’s setting on the River Irwell, the architecture creates a 21st century warehouse for work. The steel structure is exposed and brought to the outside to provide solar shading for an elegantly fabricated façade, while servicing systems and surface finishes are expressed to provide personality to the interior. The street is activated by a mix of complementary uses and each floor level enjoys generous private outside decks. Part of the masterplan for Salford Central that will deliver 9500 new jobs, 180,000 sqm of commercial space and 100 new homes, 2 New Bailey Square will further enhance the work already completed and give a striking new working building for the city.

On site at New Bailey

Following its recent topping out ceremony, 2 New Bailey Square has reached another construction milestone with the completion of its steelwork frame. The eleven storey exposed steel structure allows for flexible open floorplates, while also providing external amenity at each level and solar shading for occupants. Part of the New Bailey masterplan for a key site linking Salford and Manchester, 2 New Bailey Square is due to complete in July 2020.

On site at 2 New Bailey Square

The steels have arrived and construction can now begin on site at 2 New Bailey in Salford. 2 New Bailey is a ten-storey office building, conceived as a 21st century warehouse for work; its exposed structure allows for generous floorplates and solar shading while creating an elegantly fabricated facade. On completion it will also offer retail units at ground level and a roof terrace with wild meadow communal gardens for tenants.

Riverside House starts on site

Work has begun on site at Riverside House, a new build office that forms part of the wider New Bailey masterplan in Salford, also the location of Two New Bailey Square. Positioned at the east corner of the new development, at the head of the Grade II listed Irwell Street Bridge, Riverside House acts a gateway to the city centre. On completion the project will provide over 1400 sqm of office space with a food retailer and riverside terrace at ground floor. Two of the existing late Victorian Gothic facades will be retained, and the extended floor plate is wrapped in a contemporary reinterpretation; a new glazed third storey and roof terrace caps the building. Riverside House is due to complete in June 2019.

On site in Salford

Two New Bailey Square is progressing on site with the perimeter basement piling almost complete. Bulk excavation will begin soon, signalling the start of single storey basement construction. The new 11-storey office building is part of the English Cities Fund regeneration of over 50 acres of Salford’s civic and historic centre; when complete 2 New Bailey will offer 17,300 square metres of office space within an elegantly fabricated, externally exposed steel structure. The building is scheduled to be completed by June 2020.
