Morelands Rooftop

Islington, london. 2013

  • Project Details
  • Completion: 2013
  • Cost: £4.4 Million
  • Clients: Derwent London

The latest in a series of projects at the Morelands complex, Morelands Rooftop is a part new-build, part re-use BREEAM Outstanding ‘penthouse loft’ that emerges on top of a generous mat of former warehouses. Built to accommodate AHMM’s growing London office, the structurally light but heavily insulated project is composed of large volumes that maximise natural light and ventilation and minimise the use of materials and energy. The existing structural frame is retained and extended to create an entirely new fifth floor configured to fit in with the scale, proportions and materials of the complex. A new wing – containing a string of modelshop and meeting room facilities – sits above the Old Street entrance building and connects to the fully refurbished fourth floor via a new bridge which has been flung across the courtyard to extend the internal promenade and lend enclosure to the complex's external room below. Two welded steel staircases further extend the promenade to link the two floors of open-plan studios to each other, to the refectory and to the open-air roof terrace above.

BREEAM Award for Morelands

Morelands Rooftop, home to AHMM’s London office, picked up the BREEAM Award for Office Refurbishment and Fit Out this week. The judges highlighted the team’s approach and commitment to post-occupancy monitoring and its focus on energy and internal environmental data, as well as operational and capital cost information. The Rooftop project received a BREEAM Outstanding accreditation last autumn, one of the highest scoring buildings in London. BREEAM Award winners represent the leading examples of construction projects assessed and certified in the last calendar year, each demonstrating a holistic approach to the environmental aspects of their specification, design, construction and management. 10 New Burlington Street, AHMM’s central London office and retail project for The Crown Estate, was also highly commended.

Green Sky Thinking: Workspace of the Future

As part of this year’s Green Sky Thinking programme, AHMM teamed up with Derwent London and Arup to discuss ‘The Workspace of the Future’ with around 50 attendees in our BREEAM Outstanding offices. By focusing on live projects, including White Collar Factory and Morelands Rooftop, the discussion looked at how our collaborative ‘action research’ approach challenges the typical office development of today. Green Sky Thinking: Exploring the High Performance Workspace of the Future

Building on the success of a similar event last year, we will be joined by Derwent London and Arup to present an information session in our BREEAM Outstanding offices as part of this year’s Green Sky Thinking programme. Focusing on the development of future workspaces, the session will explore live projects to explain how we undertake an action research based approach to inform the development of our projects. The event will be introduced by John Davies, Head of Sustainability at Derwent London and feature contributions from AHMM’s Nic Crawley and Craig Robertson, as well as from Mel Allwood, Sustainability Consultant at Arup. It’s running on morning of Wednesday 30 April. For more information and to book a place contact Claire Pollock.

BREEAM Outstanding at AHMM Rooftop

Our ‘penthouse loft’ studios on the fourth and fifth at Morelands have been confirmed as BREEAM Outstanding at Design Stage – a first for both us and our client, Derwent London. In fact, the fourth floor is ranked highest amongst the nine BREEAM Outstanding buildings in London. Designed to accommodate our growing London office, the new studio spaces include two lightwells (cut out of the roof to bring light into the centre of the plan), a string of meeting rooms, a large refectory and open-plan offices over two floors with panoramic views over London.
