As one of the last few remaining bomb sites in central London, the Leonard Street project develops an underutilised site in the heart of London’s creative and technology quarter. An eight-storey masonry volume – stepping back from the narrow street so as to not dominate long-range views – is punctuated by a regular grid of vertically proportioned, recessed windows, laid out in a system derived from the golden section. The poise of the Leonard Street face – with its flush glazed balconies and set-back entrances – contrasts with the playful projecting balconies and private courtyard at the scheme’s southern rear aspect. The entire scheme is crowned by dual-aspect penthouses with open-plan living spaces extending on to private landscaped terraces. At the lower levels, flexible office space completes the programmatic variety and defines the building’s base.
