Our Fit Out // Rip Out report has been shortlisted for the AJ100 Sustainability Initiative of the Year Award.

Examining the wasteful nature of Cat A fit out within the design, construction and marketing of speculative office the report quantifies the carbon impacts of the current approach and interrogates the significance of tenant churn, a process currently overlooked by existing accounting methods.

AHMM explored the potential carbon impacts by examining four of our own commercial buildings; each representing a different model of BCO verifiable Cat A fit out. Late-stage model data was used to quantify the elements within each fit-out model, with upfront carbon emissions calculated for each scenario.

The report highlights the considerable discrepancy between typical whole life carbon models and the reality of speculative office space. So, while acknowledging the complexity of the commercial real estate ecosystem, Fit Out // Rip Out calls for stakeholders to challenge the current system and proposes steps to drive an industry wide movement towards a more provident status quo.
