City of London Corporation has approved the sustainability-led transformation of 1 Moor Lane into 300,000 square feet of new grade-A offices set in a revitalised public realm.
The AHMM designed redevelopment of the building formerly known as Milton Gate for developer Brookfield Properties will increase the amount of office space by around 50% and appeal to modern occupiers looking for large, efficient floorplates and out-standing ESG credentials. Extensive landscaped terraces will provide flexible outdoor amenity across all floors with impressive City views, while cycle storage, changing and wellness facilities support active commuting.
By taking a retrofit-first approach, the project will retain 70% of the original structure, significantly reducing its embodied carbon and environment impact. The all-electric building will be net zero in operation and is expected to achieve EPC A, BREEAM Outstanding and NABERS 5* certification upon completion.
